We are looking for a strategic and results-driven Head of Holiday Homes to lead and optimize the operations of our growing portfolio of holiday homes. This role is pivotal in ensuring exceptional guest experiences while driving operational efficiency, cost-effectiveness, and long-term scalability.
Job Responsibilities:
- Oversee the overall management and operations of holiday homes, ensuring they are in excellent condition, fully equipped, and ready for guest occupancy.
- Develop and implement procedures to maintain cleanliness, safety, and security across all properties.
- Develop and implement pricing strategies to optimize occupancy and maximize revenue (e.g., dynamic pricing, seasonal promotions).
- Stay updated on market trends to identify growth opportunities, optimize pricing, and maintain competitive positioning.
- Conduct meetings with potential property owners to secure management contracts, prepare revenue forecasts, and present business proposals.
- Identify and acquire new properties that align with market demand and owner requirements.
- Oversee the onboarding process of new properties on online travel agencies (OTAs) and integrate them into the Property Management System (PMS).
- Conduct deep-dive analysis of listings to improve search algorithm performance, online visibility, and booking conversion rates.
- Develop and implement marketing strategies to promote holiday homes through both digital and offline channels.
- Ensure exceptional guest experiences by overseeing customer service standards and addressing inquiries, concerns, and requests promptly and professionally.
- Establish work schedules, assign tasks, and monitor staff performance to maintain high productivity and adherence to quality standards.
- Oversee inventory levels of supplies, amenities, and equipment, maintaining accurate records and conducting audits to ensure stock availability.
- Implement and enforce policies to maintain a safe and secure environment for guests, staff, and property assets
- Manage the application of move-in permits, short-stay approvals, and coordination with building management and utility providers for new properties (Gas, Internet, DEWA, Chiller).
- Maintain updated reservation reports, track inward and outward payments, and prepare accurate monthly statements for property owners.
- Utilize platforms such as Property Finder and Bayut to market properties effectively.
- Prepare periodic operational and financial reports for senior management and property owners, highlighting performance insights and improvement opportunities.
- Ensure compliance with Dubai Department of Economy and Tourism (DET) requirements, including unit permit applications, renewals, and related documentation.
- Ensure timely auditing of invoices and follow up on payments in line with agreed payment schedules.
Skills & Qualifications:
- Masters/bachelor’s degree in hospitality management, Business Administration, or a related field (or equivalent experience).
- Minimum 4-5 years of proven experience in managing the entire operations of holiday homes in UAE with main focus in revenue management (mandatory)
- Strong leadership and management skills, with the ability to motivate and inspire a team.
- Strong knowledge of financial management, budgeting, and record-keeping to handle rental income, expenses, and financial reports.
- Excellent verbal and written communication skills to effectively interact with property owners, guests, and service providers.
