Job Summary
Our client is seeking a skilled Senior Quantity Surveyor to manage cost planning, estimation, and commercial reporting across their real estate development projects. The ideal candidate will ensure cost efficiency, value for money, and contractual compliance throughout all project phases. A strong background in UAE-based property development and expertise in both pre- and post-contract quantity surveying are essential for this role.
Key Responsibilities
- Prepare and manage cost plans, BOQs, estimates, and budgets for multiple development projects.
- Analyze drawings, specifications, and other documents to prepare accurate cost assessments and feasibility studies.
- Evaluate and advise on procurement strategies, including preparation and review of tender documents.
- Assess contractor and consultant payment applications, variations, and claims to ensure accuracy and contractual compliance.
- Support contract negotiations and provide input on commercial terms in line with FIDIC and local standards.
- Monitor ongoing project costs, cash flow forecasts, and financial progress reports to ensure cost control and predictability.
- Liaise with project managers, design teams, consultants, and contractors to provide commercial advice throughout all phases of development.
- Prepare cost-to-complete reports and support the preparation of monthly board-level financial reports.
- Maintain up-to-date knowledge of market trends, materials pricing, and regulatory changes.
- Certification of payment applications
- Establish a Unit rate data base for all current and future projects
- Maintain site presence, to ensure accurate reporting.
Required Qualifications & Skills
- Bachelors degree in Quantity Surveying, Construction Management, or Civil Engineering.
- Minimum 7-10 years of relevant experience, with at least 5 years in a senior QS capacity within property development or real estate construction.
- Proven knowledge of cost planning, pre- and post-contract QS duties, and value engineering.
- Strong command of FIDIC contracts and UAE construction laws and regulations.
- High proficiency in cost management software (e.g., CostX, CANDY, or similar) and Microsoft Excel.
- Strong analytical, negotiation, and problem-solving skills.
- Excellent communication and reporting abilities with attention to detail.
- Ability to manage multiple projects simultaneously in a fast-paced environment.
- RICS/MRICS accreditation or working toward it.
- Experience with mixed-use, residential, and hospitality projects in the UAE or GCC.
- Fluency in English is required; Arabic is an advantage.
