Job Summary
The Commercial Manager is to lead and oversee the commercial and contractual functions of the Development Department. The successful candidate will play a pivotal role in managing the financial and legal aspects of property development projects, ensuring that procurement, budgeting, and risk mitigation practices align with organizational goals and market standards. This role reports directly to the Chief Development Officer and collaborates closely with internal departments, consultants, and contractors to deliver commercially viable developments.
Key Responsibilities
- Lead the preparation and management of project budgets, cost plans, and feasibility studies across all development phases.
- Manage tendering, procurement, and contract negotiation processes in coordination with legal and technical teams.
- Ensure robust cost control and value engineering are applied from pre-concept to project completion.
- Monitor financial performance and cash flow forecasting for development projects, identifying potential risks and cost-saving opportunities.
- Oversee preparation and evaluation of claims, variations, and contractual correspondence with consultants and contractors.
- Develop and maintain commercial reports, dashboards, and risk registers for executive-level review.
- Ensure compliance with local regulations, contractual obligations, and internal governance frameworks.
- Support the CDO in strategic commercial decisions, financial appraisals, and investor-related reporting.
- Interface with banks, auditors, and investment partners as needed to provide financial or contractual documentation.
- BOQ development and review
- Establishing relationship with Contractors, subcontractors and suppliers
Required Qualifications & Skills
- Bachelors degree in Quantity Surveying, Construction Economics, Engineering, or a related discipline. Masters degree or RICS/ MRICS qualification is an advantage.
- Minimum 10 years of experience in commercial management, ideally within the real estate or property development sector in the GCC.
- Proven expertise in contract administration (FIDIC or equivalent), cost control, procurement, and claims management.
- Strong knowledge of real estate development cycles, construction contracts, and regulatory frameworks in the UAE.
- High proficiency in commercial and financial software tools (e.g., Excel, CostX, ERP systems).
- Excellent communication, negotiation, and leadership skills.
- Strong analytical thinking, attention to detail, and commercial acumen.
- Ability to work under pressure and manage multiple large-scale projects simultaneously.
