Commercial Strategy & Planning:
-Develop and implement comprehensive commercial strategies aligned with the company's overall objectives and project timelines.
-Oversee market research and analysis to identify trends, competitive landscape, and customer demands for class apartments.
-Contribute to pricing strategies for the approximately 500 apartments (Studio, 1BR, 2BR, 3BR) and retail units.
Sales & Marketing Oversight:
-Provide strong leadership and guidance to the Sales Manager and Marketing Manager.
-Ensure effective implementation of sales targets and marketing campaigns for the residential units.
-Monitor sales performance, identify areas for improvement, and implement corrective actions.
-Approve marketing materials and strategies to ensure brand consistency and effective outreach.
Operations & Project Monitoring:
-Maintain a thorough understanding of all daily operations related to the project, from development to sales and customer relations.
- Monitor project progress closely, including construction timelines and key milestones, coordinating with architectural and engineering teams as needed.
- Identify potential operational bottlenecks or risks and develop mitigation strategies.
- Ensure the apartment complex develops into a complete and self-sufficient community with all necessary services and amenities as planned.
Financial Performance & Reporting:
- Monitor commercial budgets and financial performance, ensuring profitability and return on investment.
-Prepare regular and detailed reports on commercial activities, sales progress, market insights, and operational status for the CEO.
-Provide data-driven recommendations to the CEO for strategic decision-making.
Team Leadership & Development:
-Recruit, train, and mentor the sales and marketing teams, fostering a high-performance culture.
-Conduct regular performance reviews and provide constructive feedback.
Stakeholder Management:
-Collaborate effectively with internal teams, including development, finance, and legal, as well as external partners .
-Represent the company in discussions with relevant stakeholders as required.
Qualifications:
- Bachelor's degree in Business Administration, Real Estate, Marketing, or a related field. MBA is a plus.
-Proven experience in a senior commercial role within the real estate development sector, with a strong understanding of the UAE market.
- Demonstrated experience managing sales and marketing teams.
- Deep understanding of real estate development processes, from land acquisition to project completion.
- Exceptional analytical and problem-solving skills.
- Strong leadership, communication, and interpersonal abilities.
-Proficiency in relevant software and CRM systems.
Ability to work effectively in a fast-paced and dynamic environment.
