The Construction Manager will play a key role in ensuring the efficient and successful execution of the construction phase of multiple projects. You will be responsible for managing all aspects of site operations, supervising contractors, ensuring compliance with safety standards, managing schedules, resolving on-site issues, and ensuring that the construction adheres to the highest quality standards. You will have significant experience in managing large-scale, complex projects within the UAE or GCC region, with a strong background in hospitality, luxury residential, and mixed-use developments. This is a hands-on role based on-site, where the Construction Manager will work closely with the project team, client representatives, contractors, and subcontractors to ensure the successful delivery of projects.
Site Supervision & Construction Management :
- Lead on-site activities and oversee daily operations to ensure that construction activities are executed per the project schedule, design specifications, and quality standards.
- Directly supervise and manage all site operations, ensuring that all tasks are being completed efficiently and in compliance with the project’s requirements.
- Coordinate with design consultants (architects, engineers) and contractors to ensure that all work performed on-site aligns with the design and resolve any construction issues that arise.
- Ensure proper deployment of resources (personnel, machinery, materials) to maintain optimal productivity on-site.
- Implement strict control over the quality of construction and regularly monitor the progress of work, ensuring compliance with architectural, engineering, and regulatory standards.
Quality Assurance & Control
- Develop and maintain a robust quality control process that ensures the construction meets both internal and external standards, including client specifications, regulatory requirements, and industry best practices.
- Ensure that all materials and workmanship are in line with approved quality standards.
- Regularly perform inspections, audits, and quality checks on-site to ensure compliance with project specifications.
- Resolve quality issues as they arise, implementing corrective actions to prevent delays or rework.
Safety Management & Compliance
- Enforce strict adherence to safety regulations and practices on-site, ensuring a safe working environment for all personnel.
- Conduct regular safety inspections and ensure compliance with all health, safety, and environmental regulations as per UAE and GCC standards.
- Develop and enforce an effective site safety plan, monitoring its execution daily.
- Provide safety training to site workers, ensuring they are aware of hazards, risks, and safe working practices.
Project Coordination & Stakeholder Management
- Coordinate closely with the project manager, architects, engineers, and other consultants to ensure that the construction progress is on track and that any technical or design changes are implemented promptly.
- Liaise with the client representative to provide timely updates on the project’s progress, report challenges, and propose solutions.
- Collaborate with contractors, subcontractors, and vendors, managing relationships to ensure a smooth workflow and timely execution of all project components.
- Ensure and chair regular meetings with contractors and Client to review the progress, upcoming milestones, and potential obstacles, addressing issues swiftly and effectively.
Schedule & Budget Control
- Manage the project schedule, ensuring that all tasks are completed on time and that there are no delays in the construction process.
- Monitor resource utilization and manage the availability of materials to prevent delays or cost overruns.
- Collaborate with the project manager to ensure that the project stays within budget, tracking expenses, and reporting deviations as necessary.
- Implement effective time management techniques, working proactively to avoid delays, disputes, or scope creep.
Contract & Subcontractor Management
- Oversee the performance of contractors and subcontractors, ensuring that all contracts are being adhered to, and that any issues or delays are addressed promptly.
- Ensure that the quality of subcontracted work is in line with project requirements, providing clear directions and resolving disputes as needed.
- Handle contract administration, including processing work orders, changes to contracts, and related documentation.
Reporting & Documentation
- Prepare detailed daily, weekly, and monthly progress reports for the senior project management team and clients.
- Document and report on-site issues, delays, and changes, including potential risks and mitigation plans.
- Ensure proper documentation of all site communications, approvals, inspections, and change orders in line with project and contractual requirements.
Experience & Qualifications
The minimum qualifications for this role are:
- A Bachelor’s degree in Civil Engineering, Architecture, or a related field.
- At least 15 years of experience in construction management or site supervision roles, with a strong track record of managing large-scale, high-quality projects across various typologies (e.g., hospitality, luxury residential, mixed-use).
- Proven experience delivering projects in the UAE or GCC region and familiarity with local building codes, construction practices, and regulations.
- Extensive experience in overseeing and managing construction works across a range of complex projects from inception to completion.
- Strong knowledge of construction processes, project management, and site supervision practices.
- Proficiency in interpreting architectural drawings, specifications, and engineering documents.
- In-depth understanding of construction methodologies for various types of developments (e.g., luxury residential, hospitality, mixed-use).
- Strong understanding of health, safety, and environmental regulations within the UAE/GCC region.
- Experience managing contractors, subcontractors, and site personnel with a focus on quality and productivity.
- Ability to identify and resolve construction issues effectively and proactively.
- Proficient in construction management software and Microsoft Office Suite.
- Relevant certifications or training in construction management or site supervision are a plus.
- Strong leadership, communication, and interpersonal skills.
- Exceptional problem-solving abilities, with a hands-on approach to addressing construction challenges.
- Highly organized and capable of managing multiple tasks and priorities simultaneously.
- Strong client-facing skills with a focus on delivering results and maintaining client satisfaction.
