Job Purpose
The Quantity Surveyor (QS) is responsible for managing all costs relating to building and infrastructure projects, from initial estimates to final accounts. The QS ensures cost efficiency, contractual compliance, accurate measurement, and value for money while safeguarding the company’s financial interests.
Key Responsibilities1. Cost Estimation & Budgeting
- Prepare detailed cost estimates, Bills of Quantities (BOQ), and tender documents for construction projects.
- Analyze drawings, specifications, and project requirements to determine material quantities and labor needs.
- Provide cost advice and value engineering options to optimize project costs.
2. Tendering & Procurement
- Prepare and issue subcontractor and supplier enquiries.
- Evaluate quotations, negotiate prices, and recommend the most suitable vendors.
- Assist in the preparation of contracts, procurement schedules, and subcontract agreements.
3. Contract Administration
- Monitor and administer contractual obligations between the company, clients, and subcontractors.
- Assess and prepare variations, claims, and change orders in line with project progress.
- Ensure compliance with FIDIC and UAE contractual standards.
4. Measurement & Valuation
- Perform on-site measurements and re-measurements for works executed.
- Certify interim payment applications to clients and subcontractors.
- Maintain up-to-date records of completed works and reconcile quantities.
5. Cost Control & Reporting
- Monitor project expenditures against budgets and provide variance analysis.
- Prepare monthly cost reports, cash flow forecasts, and financial summaries.
- Advise management on financial risks and cost-saving opportunities.
6. Final Accounts
- Prepare and agree upon final accounts with clients, consultants, and subcontractors.
- Ensure timely closure of project accounts with accurate documentation.
Qualifications & Experience
- Bachelor’s Degree in Quantity Surveying / Civil Engineering / Construction Management.
- Minimum 3–7 years of experience in quantity surveying, preferably in the UAE construction industry.
- Strong knowledge of UAE market rates for materials, labor, and subcontract works.
- Familiar with FIDIC contracts, UAE Civil Code, and local authority regulations.
- Proficiency in MS Excel, AutoCAD, CostX, or similar quantity surveying software.
